According to Randy Bling, director of planning and purchasing for Florsheim Homes, construction on Turlock's first subdivision since the start of the Great Recession could start as soon as spring or summer 2015, should the project receive needed city approvals.
“We're excited to build something new,” Bling said. “It's been a while since we did something in Turlock.”
The proposed 107-unit subdivision would be known as Monte Verde. It would be located at the corner of Countryside Drive and Tuolumne Road, just south of Home Depot and across Countryside Drive from the upcoming Monte Vista Crossings Phase II expansion.
The Monte Verde subdivision will feature two single-story floor plans and two two-story floor plans, Bling said. The constructed houses will range in size from 1,500 square-feet to 2,2200 square-feet. Pricing information is not currently available, Bling said.
Florsheim Homes believes the development will be successful given its prime location near Monte Vista Crossings shopping, California State University, Stanislaus, and Highway 99.
Monte Verde will be Florsheim's second subdivision in Stanislaus County since the start of the Great Recession. The developer is currently building a subdivision called Valley Verde in Ceres, with bigger homes between 1,700 and 2,300 square-feet on slightly larger lots than will be seen in Monte Verde.
The Turlock Planning Commission will consider approving the Monte Verde subdivision at their 6 p.m. March 6 meeting.
