Fitzpatrick Homes will build 15 new homes in North Turlock, near Pitman High School, following Turlock Planning Commission approval Thursday evening.
“I think they’re beautiful homes, and I think they’ll add to the community and the neighborhood,” said Turlock Planning Commission Chair Soraya Fregosi.
The 2.2 acre parcel at 2920 Sandstone St. will be subdivided into 15 single-family residential lots, part of Fitzpatrick Homes’ Traditions subdivision.
Each home will be 1,903 square feet with three bedrooms, two-and-a-half bathrooms, a two-car garage, covered porches, and an open courtyard. The master bedroom has an en-suite bathroom and a walk-in closet.
Though the homes will be identical on the inside, they will be built with four different exteriors, each expressing a different architectural style. The homes will be built to spec, then be available for purchase once completed.
“We’re looking at it more as an infill project,” explained Dennis Fitzpatrick of Fitzpatrick Homes.
Construction is expected to begin in October on street, gutter, and sidewalk improvements. Work on homes will start immediately thereafter, Fitzpatrick said.
Some neighbors voiced opposition to the development, arguing that there is already a lot of traffic in the area. They asked for speed humps to be installed on Sandstone Street to slow down speeding drivers.
“They don’t drive 25 miles per hour,” said Nicole Adams. “… There has to be something done. They don’t monitor it.”
Turlock City Engineer Mike Pitcock said the city is opposed to installing more speed humps. He said he will direct the Turlock Police Department to conduct speed enforcement on Sandstone Street to cut down on issues.
